This large private farm required a complete master plan for the entire estate to marry the client’s desired programming with the site’s natural resources. Located within the Catskill region’s undisturbed natural area, the site was an ideal setting for supporting the native plant palette and working farm animals. More constructed
uses such as guest houses with pools, a full sport complex, and working Farm production spaces punctuate the rolling meadows, woodlands and orchards.
Through a collaborative design process with the client, full time on-site property management team and staff farmers, we were able to create a cohesive design that weaves together a unified vision for the space. Throughout the site we studied drainage patterns and topography to take advantage of peak and reveal views while channeling water to the focal point pond. The master plan creates several new zones on the property, including a new guest house, an expanded vegetable garden, a hidden spa area, and a full sport complex – complete with padelball court, basketball and pickleball courts, as well as a nature play and obstacle course.
The master plan also works as a roadmap for us to carry out future projects on the campus, including a new art barn, sauna and outdoor cold plunge area, and several guest cottages. The property has transformed from a place where the family occasionally visited on weekends to one where they can stay for much longer periods and enjoy their landscape, which has itself healed and strengthened as a result. The working farm has expanded to include a 3000 sq ft chicken and duck coop and over 30 different apiary houses. Additionally, over 25 alpacas roam the grounds. Their wool is harvested for socks that the family gifts at Christmas.
